    1. Statement of Purpose: The Greater Lafourche Port Commission is issuing a Request for Proposals (RFP) to interested parties to lease non-waterfront property as a truck stop, restaurant, fishing supply, and/or convenient store in Port Fourchon. The Commission’s intent is to place this available property into productive use, in a manner which generates commensurate revenue, provides optimum utilization, and generates substantial community benefits.

    2. Property offered: The available site totals 5.046 acres (219,823 sq. ft.) and is located at 640 A.O. Rappelet Road, Golden Meadow, LA 70357 which is a corner lot along A.O. Rappelet Road (LA 3090) and N. J. Theriot Road in Port Fourchon.

    The existing building and fueling station were damaged by Hurricane Ida. Site has cement parking and driveways, grass areas, fuel pumps and tanks. Building is a wood, metal, and cement constructed building on a cement slab.

    3. Location: Port Fourchon, Louisiana.

    5. Responsibilities of Lessees: Lessee will be responsible for maintenance of the leased property under its obligation to return the leased property to its original condition at the end of the lease term. Lessee shall be responsible for all other terms and conditions to be specified in the lease document (a rough draft of such terms and conditions is available upon request).

    Lessee shall be responsible for carrying adequate insurance as follows:

    -Commercial General Liability: $1,000,000 combined single limit per occurrence for bodily injury, personal injury, and property damage
    -Automobile Liability: $1,000,000 combined single limit per accident, for bodily injury and property damage
    -Workers’ Compensation and Employer’s Liability: Workers’ Compensation limits as required by the Labor Code of the State of Louisiana and Employer’s Liability coverage, except that Employer’s liability limit is to be $1,000,000 including all maritime exposure
    -Watercraft and/or Aircraft Liability coverage (when applicable)
    -Property Damage Insurance for the value of any improvements constructed by LESSOR or with the proceeds of bonds issued by LESSOR. This insurance shall cover any damage to such improvements, whether or not the damage is caused by acts or omissions of LESSOR, LESSEE, or any third party.

    6. Rent: Proposals must include base rentals for square footage (per square foot or acre) and linear waterfront foot (per linear water front foot). Proposals should also include additional rent based on activity levels or other factors.

    Non-waterfront leases will also be subject to a monthly improvement rental based on the value of any improvements constructed on the premises to be leased and owned by the Greater Lafourche Port Commission.

    7. Use of the leased premises for activities not specified or contemplated in the final lease and proper compensation therefore, shall be subject to Board approval.

    8. Term: Proposer should submit the desired term of the lease (including desired lease extensions).

    9. Evaluation factors include, but are not limited to:

The Board’s intent is to place the property in productive use in accordance with its Master Plan recommendations, in a manner which generates commensurate revenue for the Commission, provides optimum utilization, and generates substantial community benefits.

    2. Property offered: The areas shown in yellow on the plat found above represent the waterfront property for which the port is currently accepting proposals.

    It should be noted that some of the marked boundaries on the attached plat are not to scale.

    The proposer should state the size/quantity of land sought through their proposal and may include a dimensioned sketch of the requested property. Please indicate the overall acres or square feet desired. Proposals for waterfront property should be no less than 400 waterfront feet. Furthermore, it is the preference of the Commission to situate new leases on sections of property adjacent to and sharing a common border with the most recently issued leases.

The Board’s intent is to place the dolphins in productive use in accordance with its Master Plan recommendations, in a manner which generates commensurate revenue for the Commission, provides optimum utilization, and generates substantial community benefits.

    2. Property offered: The areas shown on the plat found above represent the mooring dolphins located along Flotation Canal and Bayou Lafourche in Port Fourchon. Dolphins available for lease at this time are marked in red.

    1. Statement of Purpose: The Board of Commissioners of the Greater Lafourche Port Commission (“Port Fourchon”) invites all interested parties to submit proposals to lease space on our 400′ Self-Support Tower located at Port Fourchon, Louisiana. The site was completed in late 2011 and includes a new equipment building featuring backup power included as part of the standard site package.

    2. Tower Space offered on 400ft. Self-Support Tower: The proposer should request a Tower Site Application Packet from John Crochet, Director of IT, at crochetj@portfourchon.com, call 985-632-1123, or visit the Tower Application Packet link above. This application needs to be completed in its entirety so the application can be processed. GLPC has retained MS Benbow and Associates (MSB&A) to assist with evaluating and processing the technical aspects of the application. You may receive calls or correspondence from MSB&A regarding the application. Please provide all requested information to them as if you were dealing with GLPC directly. A structural and intermod analysis will be performed by GLPC to insure the integrity of the tower is maintained. Once the application is processed, GLPC will advise in writing if your proposed components for the Tower and Communications Shelter are approved.

    The application must include a non-refundable check made payable to the “Greater Lafourche Port Commission” in the amount of $500.00 to cover the costs of the preliminary application review. Applications that do not include the payment will not be processed. Once the preliminary application review is complete and the parties agree to the terms of the Site Lease, a second fee to cover the structural, intermod analysis and site documentation will be assessed.

    -Commercial Automobile Liability: $1,000,000 combined single limit per accident, for bodily injury and property damage, said coverage including but not only automobiles owned by LESSEE but also hired, non-owned automobiles
    -Workers’ Compensation and Employer’s Liability: Workers’ Compensation limits as required by the Labor Code of the State of Louisiana and Employer’s Liability coverage, except that Employer’s liability limit is to be $1,000,000 including all maritime exposure.

    The policies shall name the Greater Lafourche Port Commission as an additional insured and waive subrogation in favor of the Greater Lafourche Port Commission.

    6. Rent: Will be determined once the application has been processed. This will be based on the current market.

The Board’s intent is to place the property in productive use in accordance with its Master Plan recommendations, in a manner which generates commensurate revenue for the Commission, provides optimum utilization, and generates substantial community benefits.

    2. Property offered: Proposals will be accepted for sections of the available property on the current airport plat. The areas outlined in red are currently either under lease, option to lease, or pending lease and are thus unavailable.

    Airport: The areas outlined in orange are available for lease at the South Lafourche Airport. Use of these properties is intended to be primarily aviation use.

    Industrial Park: The areas outlined in blue and green are available for lease on the South Lafourche Industrial Park.

    -The areas in green are slated for general development. These properties are open to both aviation and non-aviation use.

    -The areas in blue are slated for industrial housing development. GLPC is currently accepting proposals from parties interested in developing industrial housing units.
